  1. by the way. Have you ever measured your flat in PI? I mean really measured it yourself. It's funny because I measured the one i live in. tower 2, flat C.
    It is officially 914 sq foot.
    Now even on HSBC property valuation website is says 914 sq ft, however the saleable area is 710 sq foot. (which is a lot different already)
    Now this morning i measured everything myself. It came up with 592 sq ft !!!!!!! if you add up all the massive marble 'window seal' then the flat goes up to 632 sq ft. but those shouldn't be counted I think.
    anyways. advertised at 914 sq ft....but in reality is 592sq ft.
    How is that possible?

    1. Units in Park Island are generally 80% efficiency rate. I hate to measure a unit by other developers with efficiency ratio of 75% or below.

  2. How Hong Kong property developers have been advertising the size of property has been misleading for many years. It's a real problem for buyers not familiar with the HK system.

    The details on HSBC are reliable for valuation purposes. You can be sure that the details on HSBC are the "official" details that will also be used for loan valuation purposes in the future.

    As to why your internal measurement differed from the HSBC details, I am not sure. I wonder if HSBC takes the exernal walls into account, whereas you measured internally?

    One thing you can be sure of is that your 914 sq ft apartment on Park Island will be a lot bigger than the same apartment advertised as this size on HK island. Go figure....

    Also, when you buy on Park Island, you get ownership of a reasonable amount of land on the island, shared of course in common with the other owners, so bear this in mind when calculating the "value" of your purchase. Its something I think many buyers forget to take into account, as most apartments in Hong Kong, come with almost no shared land other then the space the building is built on.

  4. Impressive decor - I wonder if every floor is like the eighth which are special units / duplexes. It probably compares well with some of the luxury flats in HK Island and Kowloon Station.

  9. Lot's of agents buzzing about with buyers (or possible renters, not sure). I think the nice weather is bringing our the renters who love the beach and pools and the buyers are probably looking at getting back into the market.
