Here are some pics of a Park Island apartment with stunning 360 degree ocean views, that was recently rennovated and is now being put up for rent by the owner/designer.
It was originally 4 bedrooms, with maid's room, but now is converted into 3 bedrooms, with a HUGE living area, and open kitchen. It looks to me like they have done a really nice job. A very modern, open, minimalist-style rennovation. They also have a large terrace blacony that opens up from the living room, and has two bathrooms.
The owners are asking around the 50K mark, all inclusive. They note that a similar apartment rented for 65K, and that the apartment above theirs is rented for 50K.
Whilst I have not yet seen inside the new Phase 6 Park Island villas on Ma Wan, I would think that the views from this apartment must be better as its much higher up.

ReplyDeleteelsiekmwong, I am not sure actual distance, but its a around 20 mins from cenrtal direct by either ferry or taxi. Also has bussed to central but not sure how long they take.

ReplyDeleteI've actually seen this apartment. Yes they did a really nice job rennovating it. Would love to have it but can afford it on my current income. But its to aspire to for sure.
ReplyDeleteThats a very nice apartment right there but these are now also close to out of reach for ordinary people and new expats to HK not already in the market. We would need to sell our place in the US to get the deposit on a place like this, and that is a commitment we are not yet willing to take in Asia.

ReplyDeleteTHESE WOULD BE PRICED BETWEEN 19-22 MILLION DEPENDING ON VIEW AND ALSO IF MODERN RENOVATE OR NOT. BUT THIS IS IF THERE IS ONE ON THE MARKET. NOW THERE IS NONE AND ALSO BANKS WILL NOT PROVIDE A LOAN TO THE RATION YOU NEED.

ReplyDeleteThere are 3 factors at play on Park Island.
ReplyDeleteFirst there is the new development at Phase 6 called Anacapri. That has added supply to the Park Island luxury market.
Second, the Anacapri devpt is bringing over richer buyers so while there is new supply there is also a whole new group of wealthy people who will naturally consider the penthouses and larger apartments on Park Island also.
Third, as HKers are finding it harder to buy now, they need to rent and rentals will keep going up.
4th, is when they widen the main beach on Park Island. That will make it a pretty awesome beach and will create alot more exposure for Park Island. Again as people see it, they will love it and want to consider living there which they have not considered before.
God what a nice place that one is. What would it be to rent currently, or something similar?

ReplyDeleteMight be looking at 30m mark. Its hard to value these larger places as transactions are less frequent.
